Housing lottery launches for 53 rent-stabilized units near Bronx Zoo
- Households that earn $39,155 to $140,000 are eligible to apply and rents start at $1,031 for a studio

Housing lottery applications are open for 53 rent-stabilized apartments at a new development in the West Farms neighborhood in the Bronx. Households that earn $39,155 to $140,000 are eligible to apply, depending on the number of people you live with. Rents start at $1,031 for a studio.
Located directly across from the Bronx Zoo and Botanical Garden, this new elevator building at 872 Bronx Park South includes security cameras, an on-site residential manager, community room, bike storage lockers, shared card-operated laundry room and WiFi in common areas.
Bronx Park South is a 10-minute walk to the 2 and 5 trains at West Farms Sq.-East Tremont Ave. and a five-minute walk to the BX19 bus.
Aufgang Architects designed the eight-story building that DP Group and Birch Family Services partnered with city agencies to develop. Some of the building’s units will be occupied by adults with autism and other intellectual or developmental disabilities.
Rent includes hot water and heat, but renters pay for electricity, including power for electric stoves. No pets allowed aside from service animals.
The apartments are set aside for New Yorkers earning from 50 to 80 percent of the area median income (AMI)—a metric that depends on how many people you live with. Currently the AMI for New York City is $129,600 for a two-person household. The apartments available include studios as well as one- and two-bedroom units.
There are 10 one-bedroom apartments available for households earning from $59,315 to $87,480 a year. The rent for these apartments is $1,604.
Developers have set aside 20 percent of units for Bronx Community Board 6 residents. Another 10 percent will be preferentially given to NYC employees and/or veterans, while 5 percent are for people with mobility access needs and 2 percent for those with visual or hearing access needs.
Applications must be submitted online or postmarked no later than April 3rd.
