Here are the NYC apartments for sale with the deepest price chops in February

This four bedroom, four and a half bath in the Theater District saw the biggest dollar price drop with $5,800,000 cut off the listing price.


Manhattan sellers cut their listing prices a bit less often in February compared to previous months, but neighborhoods here still have more price drops than other parts of the city.

Turtle Bay-East Midtown saw the most price drops once again, but with 143 cuts compared to 177 in January. The Upper East Side-Carnegie Hill also topped the list again, but with 134 cuts, down from 147 in January. The West Village saw the third most price cuts with a total of 103.

In its monthly price drop report, RealtyHop identifies neighborhoods with the highest total number of price cuts. It also highlights areas with the biggest percentage drop in median price, and the biggest median dollar price drop.

The apartment with the largest dollar price drop was a four-bedroom, four-and-a-half bath condo in the Theater District, which saw a $5,800,000, or 12 percent, price cut to $44,000,000. The second apartment on the list, a four bedroom, six bath, is in the same building, and saw a price drop of $5,200,000, or 12 percent, drop to $39,800,000. One listing outside of Manhattan, a two-bedroom house in the Bronx, made the list of highest percentage price drops with a 33 percent, or $90,000, cut to $185,000.

This four bedroom, four and a half bath saw a price drop of $5,800,000 to $44,000,000. The apartment has a private elevator landing, high ceilings, floor-to-ceiling windows, integrated Sub-Zero and Miele appliances, hardwood floors, custom hardware, central air conditioning, and motorized window shades. Amenities include a concierge, gym, pool, library, pet washing station, and attended parking.


157 West 57th St., #86, Theater District 

This four bedroom, six bath saw a price drop of $5,200,000 to $39,800,000. The floor-through apartment has hardwood floors, floor-to-ceiling windows, high ceilings, stainless steel appliances, radiant heated floors in the baths, millwork, a Creston home-automation system, powder room with hand-painted wallpaper, and blackout shades. Amenities include a concierge, gym, pool, library, pet wash, and attended parking.


151 East 58th St., #PH5152W, Midtown East

This five bedroom, six and a half bath saw a price drop of $4,500,000 to $29,500,000. The penthouse features double-height ceilings, hardwood floors, floor-to-ceiling windows, a chef's kitchen with stainless steel appliances, staff quarters, media room, double home offices, built-ins, and central air conditioning. Amenities include a doorman, courtyard, bike storage, gym, and playroom.


522 West 29th St., #PH10B, Chelsea 

This three bedroom, three and a half bath saw a price drop of $3,120,000 to $11,980,000. The penthouse has a private elevator landing, floor-to-ceiling windows, hardwood floors, oak-paneled walls, a gas fireplace, south-facing roof terrace, Miele and Sub-Zero appliances, and a private pool. Amenities include a 24-hour doorman, concierge, gym, spa, garage, and bike storage.


210 Central Park South, #18AB, Theater District 

This three bedroom, three and a half bath saw a price drop of $3,010,000 $9,990,000. The apartment has hardwood floors, crown molding, floor-to-ceiling windows, Miele appliances, central air conditioning, Sonos sound system, built-ins, an in-unit washer/dryer, and a balcony. Amenities include a 24-hour doorman, attended garage, and a roof deck with a kitchen.

289 East 2nd St., #3, East Village 

This three bedroom, three bath saw a price drop of 38 percent to $1,750,000. The floor-through condo features hardwood floors, high ceilings, triple-glazed floor-to-ceiling windows, an office nook, private balcony, in-unit Miele washer/dryer, large closets, central air conditioning, and Passive House features. Amenities include a virtual doorman, bike room, and storage room.


2063 Turnbull Ave., Unionport

This two bedroom, one bath saw a price drop of 33 percent to $185,000. This Bronx house is accepting written offers. It is a 1940 brick house with a basement. 


320 East 35th St., #6H, Murray Hill

This studio saw a price drop of 29 percent to $250,000. The co-op has hardwood floors, two large closets, a separate kitchen with a dishwasher, and a ceiling fan. Amenities include a laundry room and bike storage. Pieds-à-terre and subletting are permitted.


150 West 56th St., #3108, Theater District 

This two bedroom, two and a half bath saw a price drop of 26 percent to $1,988,000. The duplex features a spiral staircase, hardwood floors, built-ins, recessed lighting, and lots of windows. Amenities include laundry rooms on every floor, a gym, pool, nursery, and lounge. 


521 West 47th St., #4C, Hell's Kitchen

This one bedroom, one bath saw a price drop of 25 percent to $599,000. The co-op has hardwood floors, exposed brick walls, built-ins, high ceilings, a wood-burning fireplace, and stainless steel appliances. The apartment has exclusive roof rights. Amenities include bike storage for $20 a month, an updated lobby, laundry room, package room, and a virtual doorman.
