5 NYC one bedrooms with landlords that accept guarantors

Renting an apartment in New York City is more expensive now compared to a year ago, so if you are looking for a new place and don't qualify with your income (landlords want renters that earn an annual income of 40 times the monthly rent), then using a guarantor is an option.

In case you don’t know, a personal guarantor is a family member (or close friend) who is willing to be responsible for the rent if you fall behind. They must earn at least 80 times your monthly rent in annual income, have good credit, and typically live in the tri-state area. Don’t know someone who qualifies? You can also use an institutional guarantor like Insurent (a Brick sponsor).

But not all landlords accept guarantors so be sure to filter your listings search accordingly. Some landlords also have specific requirements, like only accepting guarantors who live in New York, so ask before you apply. And make sure your guarantor understands the commitment—they remain liable when you renew your lease—even at a higher rent. 

To help with your apartment search, here are five one bedrooms with landlords that accept guarantors in Hunts Point, Bed-Stuy, Hell’s Kitchen, Crown Heights, and the East Village. 

657 Manida St., #3, Hunts Point 

This no-fee one bedroom, one bath is listed for $2,000 with one-and-a-half months free on a 12-month lease. Apartment #3 has stainless steel appliances, hardwood floors, and several windows. The pet-friendly building has a live-in super and laundry room. 

619 Gates Ave., #4, Bed-Stuy 

This no-fee one bedroom, one bath is listed for $2,400. It has central air, hardwood floors, stainless steel appliances, recessed lighting, and oversized windows. The building has a roof deck. 

 

349 West 46th St., #3S, Hell’s Kitchen

This no-fee one bedroom, one bath is listed for $2,500. The apartment has high ceilings, exposed brick, hardwood floors, stainless steel appliances, granite countertops, and two closets. The pet-friendly building has an intercom system. 

301 Sullivan Pl., #2L, Crown Heights

This no-fee one bedroom, one bath is listed for $2,700. Apartment #2L has a private terrace, floor-to-ceiling windows, hardwood floors, surround-sound Bose speakers, stainless steel appliances, and quartz countertops. Amenities include a doorman, bike room, concierge, and gym.

333 East 5th St., #E1, East Village

This one bedroom, one bath is listed for $2,995. It has hardwood floors, stainless steel appliances, granite countertops, USB outlets, and recessed lighting. The pet-friendly building has a live-in super, courtyard, and bike room.
