5 Manhattan no-fee one bedrooms where you'll pay below the median rent

It’s harder to find a deal in Manhattan these days: There’s lots of demand for apartments and rents are on the rise: The borough’s median rent jumped 17.9 percent in October to $3,495compared to the same month last year according to the Elliman Report. There are also fewer listings available—and landlords are offering less generous concessions.

However you can find a deal (by Manhattan standards) if you’re flexible about your building or area. Non-doorman buildings are less expensive, and so are neighborhoods on Manhattan’s fringe.

Another way to save cash is to look for apartments with no broker fee. There are currently 497 no-fee one bedrooms for less than the borough’s median rent on StreetEasy. To help with your search, here are five no-fee one bedrooms for less than $3,495 in Harlem, Hudson Heights, Yorkville, Kips Bay, and the Lower East Side. 

2351 Adam Clayton Powell Blvd., #612, Harlem 

This no-fee one bedroom, one bath is listed for $2,850. Apartment #612 has floor-to-ceiling windows, high ceilings, hardwood floors, recessed lighting, central air, and a smart thermostat. Amenities include a doorman, live-in super, gym, laundry room, and parking. 

160 Cabrini Blvd., #7, Hudson Heights  

This no-fee one bedroom, one bath in a co-op building is listed for $2,950. The unit has hardwood floors, built-ins, high ceilings, stainless steel appliances, ceiling fans, oversized windows, and a breakfast bar. Amenities include a doorman, bike room, laundry room, and gym. Board approval is required. 

431 East 87th St., #5B, Yorkville  

This no-fee one bedroom, one bath is listed for $3,050 with one month free on a 12-month lease. The apartment has high ceilings, hardwood floors, stainless steel appliances, an in-unit Bosch washer and dryer, central air, recessed lighting, and custom closets. The building has an elevator and video intercom system. 

135 East 26th St., #2F, Kips Bay 

This no-fee one bedroom, one bath is listed for $3,250. The apartment has exposed brick walls, recessed lighting, moldings, hardwood floors, stainless steel appliances, ceiling fans, oversized windows, and an in-unit washer and dryer. The building is pet friendly. 

90 Clinton St., #5G, Lower East Side 

This no-fee one bedroom, one bath is listed for $3,395. Apartment #5G has hardwood floors, high ceilings, oversized windows, and a dishwasher. The building has a laundry room and live-in super.
