5 places for sale in Hoboken, NJ, where you can get more space for your budget

Hoboken, New Jersey, has long been a destination for New Yorkers who want to get more space for their budget. It’s also a good option if you're looking for an area with more of a neighborhood feel, similar to parts of Brooklyn and Queens. 

That’s because it’s much smaller than Manhattan and neighboring Jersey City—it’s only 1.25 square miles and has one zip code. However it is broken into two distinct areas, says Diana Sutherlin, a broker at Compass. Downtown Hoboken has a younger, livelier crowd whereas Uptown Hoboken has more families who seek the area’s brownstones and luxury developments, she says. 

You’ll also find plenty of locally-owned boutiques and restaurants. There are many popular Italian mainstays like Fiore’s, Il Tavolo and Olivia’s thanks to Hoboken’s strong Italian community. There are also several waterfront parks and a boardwalk. For commuting to Manhattan, there’s the PATH and ferry downtown and the ferry or bus uptown. 

However, demand has led prices to rise and inventory to shrink, Sutherlin says. The current median sales price for single-family houses is $1,853,706, up 6 percent year over year, and $816,285 for condos, up 4 percent year over year. 

Right now there are less than 100 listings for condos, co-ops, and single families on StreetEasy. If you want to test out living in the area before buying, you might consider renting in a building like Grand Adams, where Sutherlin represents this two bedroom, one and a half bath, for $4,300 with one month free on a 12-month lease.
