Listed for $2,295,000, 562 West 161st St.  has an owner's triplex and two, one-bedroom rental apartments on the second and third floor. The listing suggests the rentals could provide over $4,000 of income, and also notes that you could add a floor or a penthouse, thanks to 2,191 square feet of buildable space. (Of course, you should independently verify that.) 

The entrance to the triplex is on the garden floor through double doors. The large living area has a modern wood-burning fireplace and leads to the open kitchen, which has a 14-foot stone counter, stainless steel appliances, and lots of cabinets. 

Double doors at the rear of the apartment lead to the garden. 

The parlor floor one level up (via a modern staircase) has two large bedrooms with high ceilings and en suite baths. The master bedroom overlooks the garden and its bath has a claw foot tub, glass shower, and washer/dryer setup. 

The lower level of the triplex is a rec area, with one-and-a-half bath and storage space.
