5 Queens rentals with no broker fee for under $2,500

It’s a good time to hunt for a rental apartment in Queens. Rents have dropped and there’s a good chance you’ll get some kind of concession from the landlord to encourage you to sign a lease.

Keep this in mind when you are apartment hunting: Last month, the median rent for Northwest Queens dropped 13 percent to $2,522 compared to February 2020. A little more than a third of all new leases signed last month came with a concession like free months or an owner-paid broker fee.  

Falling rents means more rental activity and more competition, so you may want to act quickly. In fact, new leases surged last month to the highest total for February in the last nine years, rising over 73 percent, according to the Elliman Report. Still, there are over 2,400 rentals listed on StreetEasy for the borough’s median rent—or less.

62-60 99th St., #218D, Rego Park

This no-fee two bedroom, two bath is renting for $2,400 with two months free on a 12-month lease. The apartment has hardwood floors, oversized windows, stainless steel appliances, quartz countertops, and a private balcony. Amenities include a doorman, live-in super, courtyard, gym, and garage parking. BH Burger and Rego Center are nearby. 

23-88 31st St., #6G, Astoria

This no-fee one bedroom, one bath is renting for $2,450 with one month free on a 12-month lease. Amenities include a live-in super, bike room, and package room. Elias Corner and Bohemian Hall & Beer Garden are nearby.

This no-fee one bedroom, one bath is renting for $2,500. The apartment has hardwood floors, high ceilings, recessed lighting, stainless steel appliances, south-facing windows, and custom double closets. Amenities include concierge, a virtual doorman, gym, and roof deck. The Baroness and Queensboro Bridge Greenway are nearby.
