5 Manhattan two bedrooms for rent in non-doorman buildings asking under $2,650

If you’re searching for a rental apartment in Manhattan right now, you are probably well aware that there are fewer listings available. And to make matters worse: Rents are higher and there are fewer concessions compared to a year ago.

But there’s a big difference between doorman and non-doorman buildings, according to the latest Elliman Report, these two categories are behaving like they are in two completely different markets. Last month, the median rent in non-doorman buildings increased by 3.9 percent to $2,650 compared to November 2020, while doorman (a proxy for luxury) buildings saw an 18.3 percent increase to $4,398. This means if living in an amenity-laden building isn’t on your must-have list, you have a better chance of finding a cheaper rental if you focus your search on non-doorman rentals. 

Brokers tell Brick Underground that two bedrooms are particularly popular because New Yorkers still working from home are looking for more space. There are 312 two bedrooms under $2,650 (the median rent for non-doorman buildings) currently listed on StreetEasy. 

To help with your Manhattan apartment search, here are five two bedrooms for less than $2,650, including a rent-stabilized two bedroom in Hudson Heights.

217 East 85th St., #1, Yorkville 

This two bedroom, one bath is listed for $2,300. It has hardwood floors, high ceilings, oversized windows, overhead storage, and a windowed kitchen. 

175 East 105th St., #3R, East Harlem 

This no-fee two bedroom, one bath is listed for $2,399. It has hardwood floors, high ceilings, recessed lighting, several windows, and stainless steel appliances. 

110 Madison St., #16, Two Bridges 

This no-fee two bedroom, one and a half bath is listed for $2,500. The renovated apartment has stainless steel appliances, granite countertops, hardwood floors, high ceilings, recessed lighting, and exposed brick.  

23-25 East 124th St., #4A, South Harlem

This no-fee two bedroom, one bath is listed for $2,500. It has hardwood floors, stainless steel appliances, a dishwasher, four closets, and several windows. 

701 West 177th St., #6, Hudson Heights  

This no-fee, rent-stabilized two bedroom, one bath is listed for $2,600. Apartment #6 has hardwood floors, oversized windows, moldings, stainless steel appliances, Caesarstone countertops, and recessed lighting. The building has a live-in super.
