A Chelsea one bedroom for $849,000 with some flex space and a shared roof

Hudson Yards may have its detractors, but the development has opened up an area previously considered remote and undesirable. Adjacent neighborhoods like Chelsea are benefiting from its proximity to the new development. In a recent look at where to invest in NYC real estate, Matt Hughes, a broker with Brown Harris Stevens, says influx of supply of new development from Hudson Yards is driving prices down in Chelsea.

This one-bedroom condo, 308 West 30th St., #8A, on the northern edge of Chelsea, is offered at $849,000, which is below the current median sales price of $1,050,000, for similar sized units in the neighborhood according to StreetEasy. At 571 square feet, the unit isn't exactly spacious but it does have a lot going for it, like some additional space off the living room that could work as a dining area, home office or possibly a second bedroom. The unit has been recently updated and has a shared roof deck, but if you're sensitive to noise, you'll want to carefully consider the construction going on nearby.

A kitchen this size needs a fairly meticulous cook. It feels a little ambitious to have the countertop double as a breakfast bar. Appliances include a dishwasher and the south facing windows bring in lots of light.

The listing photos have a dining table and chairs set up in the space off the living room. The unit has hardwood floors.

The bedroom faces north. It has a double closet by the door. 

The bathroom has a good-sized window and a tub with a shower fixture.

You get expansive views of Downtown from the shared roof deck. Other amenities include bike storage and a live-in super. Monthly common charges amount to $453 and taxes are $605 per month. 

Completed in 1925, the building is called The Irvin House and has 61 apartments and 10 floors. The area is well served by public transportation. It's a few blocks to 34th Street Penn Station for the E, A, and C subway lines. The 1 and 2 lines are also nearby. 

As Hudson Yards continues its build-out, the area will likely see construction vehicles passing through. The sound of builders at work is closer to home than Hudson Yards too; a 16-story mixed-use residential development is under construction right next door to The Irvin House, with work continuing until 2023.
