It looks like a community center but it's the living room. Brownstone Real Estate

Winter can be bitterly cold in Red Hook with the wind whipping off the water, but when the sun shines and you have views of Lady Liberty, it can feel like an island set apart from the city's urban jungle. If you're interested in buying in the Brooklyn neighborhood, you'll have to take into account some important considerations like the area's vulnerability to flooding and how you'll get around—public transportation options are more limited here than in other parts of the city.

Taking a look at this spacious one-bedroom condo at 156 Conover St. #2, might help you make up your mind: It comes with a swanky VanMoof bike if you take the condo at or above asking price.

The apartment is being offered at $810,000 and the area's sales inventory is too small to generate a reliable median sales price by which to compare it. The last sale in the building was a three-bedroom unit that changed hands below asking price for $1,625,000 in June 2017.

The apartment has a sizable kitchen/living room. The kitchen cabinets and appliances are lined up down one wall and give the impression of a community center or rec room space. Anyone for yoga or toddler free play? The room is certainly big enough to accommodate a table, chairs, couch and media center. While the concept of an open plan kitchen appeals to many, the ventilation in the apartment looks non-existent, which isn't great. The unit is 962 square feet, so there's plenty of space to play with if you wanted to reconfigure things.

The loft-style condo has original hardwood flooring and high ceilings. There are windows on two walls.

The bedroom covers the entire length of the building and is separated from the living area by large sliding doors. There's room for a king bed and the space has three large windows. Surrounding buildings are fairly low rise so the main facades of the condo get plenty of natural light. It's hard to tell the condition of the exposed brick but it looks like it might need sealing.

The bathroom looks in good shape, with a large window and a Bosch washer and dryer hooked up in the corner.

There are no amenities in this prewar building so the common charges are low at $248. The building is within an area that has a flood risk.

There is access to outdoor space on the ground floor.

The ferry service now links Red Hook to Brooklyn Bridge Park, Dumbo, and Wall Street. The bus service is the best way to get around locally and the nearest subway station at Smith-9th Street is a 20-minute walk.
