A new 338-unit building, The Continental, has debuted at 885 Sixth Avenue, between 31st and 32nd Streets. As befits a freshly minted luxury high-rise with health club, pool, high-end kitchens and washer/dryers in some units, the rents are not low. But with one month free, the net effective rents for the four apartments currently listed range from $2,354 for a studio to $5,640 for a two-bedroom.
Further uptown, another shiny new luxury rental--Columbus Square (808 Columbus Avenue in the West 90s)--is once again offering concessions. One month free rent brings the net effective rent on two available studios to $2,595 and $2,650.
A tram ride across the river, The Octagon at 888 Main Street on Roosevelt Island, continues to advertise a large number of available apartments and one month free rent. There are 25 units listed, ranging from the least expensive studio at $1,650 to a three-bedroom at $4,154.
