If you have to move right now, you will want to take advantage of the generous concessions that many New York City landlords are offering in order to fill their vacant apartments.

Landlords are offering much more than the typical one or two months free. You can find rental listings on the market with freebies of up to three months of free rent. Some also have no broker fee, waived amenity fees, free wifi or cable, gift cards, help with moving costs, and even CitiBike memberships. Many landlords are also being more flexible with leases by including opt-out clauses, or allowing shorter or longer terms than the standard 12 months. 

You will find the most lavish deals at new Manhattan luxury developments—that’s where you’ll find the most inventory, true even before Covid. These buildings also have lavish amenities (Think: heated dog runs and rooftop theaters). But, you can find concessions being offered for rentals in various buildings in all five boroughs. 

So, if you’re on the hunt for an apartment with concessions, here are five one-bedroom aparments offering several concessions in Downtown Brooklyn, Sutton Place, Hudson Yards, StuyTown, and Forest Hills.

33 Bond St., #1028, Downtown Brooklyn

This one bedroom is asking $3,530 and comes with a lot of freebies, like two months free on a 12-month lease, no broker fee, $1,000 security deposit if you qualify, and amortized rent (meaning the discount can be spread out over the term of the lease). Apartment #1028 features a private balcony with southern exposures, large windows, hardwood floors, an open kitchen with stainless steel appliances, and a walk-in closet.
