5 Manhattan one-bedroom rentals that accept guarantors

If you’re looking to rent in Manhattan, you might have a hard time qualifying for an apartment if you’re looking to rent an average-priced rental. That’s because landlords typically prefer renters who earn an annual salary of 40 times the monthly rent, and with the average rent for a new lease hitting $5,000 in July, you would need to earn around $200,000 a year to land a mid-priced place.

So what are your options if you don’t earn enough? You’re going to need a guarantor. A guarantor is typically a family member who lives in the tri-state area and agrees to pay your rent should you default. They also must earn at least 80 times your rent in annual income and have solid credit.

Not all landlords accept guarantors, so you must filter your search to find these places. You can find some landlords who will accept out-of-state guarantors and others will accept institutional guarantors (like Insurent, a Brick sponsor) if you don’t have a family member who can step in.

To help with your search, here are five Manhattan one bedrooms in buildings that accept guarantors in Yorkville, East Village, Chelsea, Midtown, and Kips Bay.

228 East 84th St., #4A, Yorkville

145 West 55th St., #6D, Midtown 

This one bedroom, one bath is listed for $4,000. It has a decorative fireplace, beamed ceilings, moldings, hardwood floors, stainless steel appliances, and several windows. Amenities include a live-in super and laundry room. 

377 East 33rd St., #4M, Kips Bay
