Seniors-only housing lottery launches for 104 new apartments in the Bronx

  • Applicants who earn up to $63,550 can apply and rents are capped at 30 percent of a tenant’s income
  • Households must include someone who is 62 or older and qualifies for a Section 8 project-based voucher
  • 30 percent of the rent-stabilized apartments are reserved for formerly homeless seniors

Housing lottery applications are open for 104 rent-stabilized apartments at a new development in the Bronx. New Yorkers who earn up to $63,550 and qualify for a Section 8 project-based voucher are eligible to apply, depending on the composition of their household. Rents are capped at 30 percent of a household’s income.

The two buildings at 1323 Boston Rd. and 1332 Clinton Ave. have a laundry room, greenhouse, recreation room, computer lab, and bike storage. They are located half a mile from the Freemen Street 2 and 5 train station.

The properties wrapped construction last year and 30 percent of the rent-stabilized units are reserved for formerly homeless seniors under the Section 8 project-based voucher program, which subsidizes a tenant’s rent at a specific apartment. To apply to any of the units, households must include at least one person who is 62 years of age or older at the time of their application.

All of the apartments are set aside for New Yorkers earning up to 50 percent of the area median income (AMI)—a metric that depends on how many people you live with. Currently the AMI for New York City is $113,000 for a two-person household. The units available include 78 studios and 26 one-bedroom apartments. 

Developers Foxy Management, Hanac, Inc., and JLD Real Estate also set aside five percent of the units for seniors with mobility needs and another two percent of the apartments for those with vision and hearing needs.

Applications must be submitted online or postmarked no later than Oct. 2nd, 2023.
