Housing lottery applications are open for 45 newly constructed apartments at 874 Fourth Ave. in Sunset Park, Brooklyn. Eligible applicants must earn $53,863 to $187,330 depending on the size of the household. Rents start at $1,473 for a studio.

There are 18 one-bedroom units, which can accommodate up to three people, available to households with an income that is 80 percent of the area median income (AMI). The rent for these apartments is $1,571 a month. AMI depends on how many people you live with. Currently the AMI for NYC is $106,800 for a two-person household.

The amenities in the building include a gym and an outdoor terrace. There's also a shared work space with a lounge and conference room area. Additional fees apply for use of some of the amenities.

The building is pet friendly and has bike storage lockers and assigned parking spaces. The nearest subway station is 36th Street for the D, N, and R lines. There are nearby connections to the Q, F, and G trains.

The developers have set aside 50 percent of the rent-stabilized apartments for for applicants who already live in the area. Another 5 percent of the apartments will be preferentially given to NYC employees. A small percentage of the apartments are also set aside for residents with mobility, vision, and hearing needs.
