Sales are booming for New York City co-ops and condos and bidding wars are on the rise. With so much competition for apartments here, which is forcing prices to rise, one of the ways buyers can exert some control over what they are spending is to seek out apartments with low carrying costs.

A quick refresher: These costs, which pay for the upkeep of a building, work differently depending on whether you’re in a co-op or condo. In co-ops, you pay a monthly maintenance fee, which covers the building’s operating costs and your property taxes. In condo buildings, you pay monthly common charges that cover the upkeep of your building—and pay your taxes separately. 

Buildings with more amenities and more staff will have higher monthlies—and those fees can increase. 

To help with your apartment search, here are five apartments with carrying costs less than $2,000 a month for sale in Park Slope, Harlem, Williamsburg, East Village, and Turtle Bay.

15 Berkeley Pl., Park Slope 

This two bedroom, one bath is listed for $885,000 with $1,007 monthly maintenance. The co-op has south-facing bay windows, exposed brick, high ceilings, ceiling fans, hardwood floors, stainless steel appliances, granite countertops, and an in-unit washer and dryer.
