5 NYC no-fee rentals in new developments with lots of amenities

If you’re looking to rent an apartment in New York City and want to avoid paying a broker fee—typically 12 to 15 percent of the annual rent but in today’s competitive market it can be even higher—you will want to check out brand new rental buildings, where you have a lot of no-fee options these days that will help you save up thousands upfront.

Right now there are 428 no-fee apartments in new rental developments listed on StreetEasy, and some are also offering several months of free rent, a concession that’s hard to come by now. You can find these apartments across NYC, but most are in Manhattan and parts of Brooklyn and Queens. But of course since these are new apartments with lots of amenities, your rent will be higher than in a no-frills rental building.

What are the perks of a new development? Your place will most likely have central air, a dishwasher, in-unit laundry, and maybe even private outdoor space. Most of these buildings also have amenities like gyms, parking garages, co-working spaces, courtyards, roof decks, and doormen. 

So if you’re looking to rent in a new development, here are five no-fee rentals that fit the bill in South Harlem, Jamaica, Crown Heights, Long Island City, and Greenpoint. 

251 West 117th St., #4I, South Harlem

This no-fee studio is listed for $3,104 with one month free on a 12-month lease. It has hardwood floors, stainless steel appliances, recessed lighting, oversized windows, central air, high ceilings, and a walk-in closet. The building has a doorman, live-in super, gym, courtyard, roof deck, and bike storage. Morningside Park and Harlem Tavern are nearby.

This no-fee two bedroom, two bath is listed for $3,150 with two months free on an 18-month lease. The building has a gym, bike room, laundry room, and parking for $300 a month. Rufus King Park and King Manor Museum are nearby.
