Last week Brick Underground looked at what goes into renting out furnished apartments, which are typically more expensive and harder for brokers to work with, because, let’s face it, it can be tough to fall in love with someone else’s decorating. This week’s Rental Pick is a very pricey apartment that puts those theories to the test.

Apartment #10B at 1 John St. is a three-bedroom, three-and-a-half-bath alongside the Manhattan Bridge in Dumbo, where rent doesn't come cheap. The condo is available for rent on May 1st for an eye-popping $15,000 a month, down $3,000 from this time last week. The 2,488-square-foot apartment has been decorated by interior designer Sienna Oosterhouse with boldly patterned walls and modern furnishings.

The corner apartment has three exposures and 10-foot ceilings. The large foyer has a stone wall, and the kitchen, living, and dining space spans the northwest corner.

There are two islands with stone countertops, also RiFRA cabinetry, Gaggenau appliances, a Bosch dishwasher, and wine fridge in the kitchen.

The living area has floor-to-ceiling windows and built-in speakers for surround sound.

The master bedroom has remote-control blackout shades, Farrow and Ball wallpaper, an en-suite master bath with custom sinks and cabinetry, a dual-head open shower, a freestanding tub, and storage spaces outfitted by California Closets.

The second and third bedrooms have views of the East River and Manhattan skyline and their own bathroom.

One of the bathrooms has a graphic wall. There’s also a full-size laundry room, hardwood floors, and central air conditioning.

One John Street is a luxury development built in 2016. Amenities include a 24-hour doorman, and a landscaped roof deck with a grill. There’s also a package room, bike storage, a lounge area, a common laundry room, and gym designed by la Palestra. The Brooklyn Children's Museum annex is in the building.

John Street Park, which connects to Empire Fulton Ferry State Park and eventually Brooklyn Bridge Park, is directly outside. The apartment sold for $5.3 million in 2016, earning a spot on The Real Deal's priciest residential sales of the year.
