More affordable rentals have opened up in the Hudson Yards area on Manhattan's far west side, this time in Manhattan West, a huge new mixed-use project from Brookfield Properties.

There are a total of 169 affordable apartments taking applications at 435 West 31st Street, per a new listing on NYC Housing Connect, with options ranging from $913/month studios to $1,359/month three-bedrooms. See below for the full list of options, prices, and income requirements:

According to the listing, amenities will include a bike repair station, a childrens' playroom, plus a library, lounge, game room and, for additional fees, storage, bike storage, a pet spa, fitness center, arcade, golf simulator, and "sky lounge."

As usual with this type of 80/20 development, priority for half of these apartments will go to current neighborhood residents (in this case Manhattan's Community Board 4).

If you're interested and think you qualify, you can create a profile and apply online via NYC Housing Connect, or request a paper application by sending a self-addressed envelope to 435 West 31 Apartments c/o Breaking Ground, PO Box 3620937, New York, NY 10129. (Be sure to only apply once, however, as sending in multiple applications could disqualify you from the running.) Applications are due November 7th.
