Applications are open for 583 discounted apartments on the Lower East Side and in Jamaica, Queens through the city's affordable housing lottery.
On Cherry Street, beside the Manhattan Bridge and a block throw from the East River, 204 below-market apartments make up a 13-story tower that's part of the otherwise ultra-tall, ultra-luxe Extell development. The units include studios, one-, and two-bedrooms. Studios run $947 for single people making $34,355 - $40,080.
Even though it's been billed a poor-door building, because it's all-"affordable" and wholly separate from the high-end tower next door, the Cherry Street complex does have a few amenities, including a gym, a lounge, and a terrace. It is set to have an on-site manager as well.
Pricing details are below. Priority is given in this building, as in housing lottery apartments generally, to people who live in the neighborhood, city workers, and people with disabilities.
On 94th Avenue in downtown Jamaica, 379 apartments are coming available in a 26-story building a half a block from the Jamaica Long Island Rail Road station. The building was reportedly meant to be mixed-income, but is now all below-market.
It is billed as including bike storage, a gym, a yoga room, a business center, a rooftop terrace, a lounge with a terrace, and parking. It is also a block from the Sutphin Blvd-Archer Ave E, J, and Z station, and the LIRR station is connected to the Jamaica AirTrain station, so renters will have an easy time getting to JFK.
The apartments are set aside for people at five different income levels, starting with single people making $26,572-$33,400, who'll pay $707 a month for studios.
More eligibility information is below. The rents for the upper income tiers are at, or even above current asking rents for new construction apartments in downtown Jamaica, so the tax break the developer is getting for an all-"affordable" building is a pretty sweet deal.
