If you’re looking to buy an investment property outside of the tri-state area, Charleston, South Carolina, is a good place to look. The historic coastal city is the second-most profitable location to own a rental house in the U.S., thanks to low housing costs and a high return on your investment via Airbnb, according to a HomeAdvisor survey.

Charleston is also the largest city in the state so it appeals to a wide variety of people because there’s a thriving shopping and dining scene (especially along King Street) mixed with a slower pace of living. If you enjoy life on the water, fishing, boating, and crabbing are popular pastimes here. And since the city was founded in 1670, there’s lots of history with downtown walking tours and museums like The Charleston Museum and Gibbes Museum of Art.

When it comes to buying a house here, the median sales price is $500,372 according to Redfin. You can find historic places in downtown Charleston where you can get around on foot, houses closer to the coast (many of which are Lowcountry houses with large covered front porches and lots of windows), and places in more suburban areas.
