5 Williamsburg one-bedroom condos under $700,000, if the L train shutdown doesn't scare you

With the L train shutdown looming—the line will be under repair for 15 months starting in April 2019—demand for apartments in Williamsburg has declined as buyers are steering clear of the neighborhood. In North Brooklyn, sales were down 44 percent in the third quarter, according to StreetEasy.

The L train's 50,000 regular riders are expected to face a major headache getting into Manhattan, although there will be alternative transportation options.

But if you work from home or don’t need to commute into Manhattan regularly, and are in the market for an apartment, you could get a good deal on an apartment there. 

According to StreetEasy, the median price for a one bedroom in the neighborhood is $870,000, but there’s lots of good stuff to be had for less. Here are five Williamsburg one bedrooms that could be yours for under $700,000.


355 Humboldt St., #3A

Listed for $649,000, this 576-square-foot, one-bedroom, one-bath condo (also shown at top) has a large bedroom, a fully equipped kitchen, a washer and dryer in the apartment, and a 41-square-foot balcony. It’s in a boutique condo building with a common roof deck and views of Williamsburg and the Manhattan skyline. Common charges are $240 a month. Taxes are $428 a month.


66 Maujer St., #2A

This south-facing, 683-square-foot one bedroom has a dishwasher and microwave in the open kitchen, a washer and dryer in the unit, room for a queen- or king-sized bed in the bedroom, and large double-paned windows. It’s listed for $695,000. It’s in a new, four-story boutique condo building with a roof deck. The sponsor is offering to pay closing costs on offers at asking price, and will also pay 2.5 percent to the buyer’s broker. Common charges are $333 a month. Taxes are $350 a month.


710 Grand St., #5R

Features of this 565-square-foot, one-bedroom, one-bath condo include an open-concept living room, dining room, and kitchen, porcelain tile flooring, an in-unit washer and dryer, floor-to-ceiling sound-proof casement windows, heated floors in the bathroom, and a large balcony. It’s listed for $675,000. The condo is located in a boutique building with private storage units, an elevator, video intercom system, and common roof deck with a grill. Common charges are $246 a month. Taxes are $452 a month. There’s also a $250 monthly tax break for the next 60 months.


976 Metropolitan Ave., #2A

Priced at $699,000, this 745-square-foot, one-bedroom, one-bath apartment has an in-unit washer and dryer, central air, exposed brick, two large closets, and a Juliet balcony. It’s in a five-unit condo building in East Williamsburg, and is just three blocks from the L train, and two blocks from Cooper Park, which offers tennis courts, a dog run, and playing fields. Common charges are $216 a month. Taxes are $542 a month.


230 Withers St., #3F

Listed for $675,000, this 630-square-foot, one-bedroom, one-bath condo has an in-unit washer and dryer, an open kitchen with a breakfast bar and a dishwasher, a large closet in the bedroom, double-paned windows, and a private balcony. It’s in a new condo building with a common roof deck, a backyard recreation area, and on-premises parking. Common charges are $251 a month. Taxes are $369 a month.
