If you’re looking to buy a Manhattan co-op without breaking the bank, finding a place with a low monthly maintenance fee—the amount you pay in addition to your mortgage (if you have one) that covers building operations and taxes—can save you a lot of money. 

There are a few different ways to find co-ops with low monthly maintenance fees. You can focus your search on buildings with fewer amenities and larger buildings where there are more shareholders to shoulder the cost of capital improvements. Another way is to search for HDFC co-ops, which are priced below market rate and have lower monthlies, but also have income restrictions.

Where can you find these co-ops? A recent search shows the most options in upper Manhattan like Hamilton Heights, Harlem, and parts of the Upper East and Upper West Side. 

To help with your search, here are five one-bedroom co-ops with low monthlies for sale in Hamilton Heights, Hudson Heights, Yorkville, Upper West Side, and Hell’s Kitchen.

400 Convent Ave., #36, Hamilton Heights

This one bedroom, one bath is listed for $299,000 with $465 monthly maintenance. It has high ceilings, tile floors, moldings, oversized windows, a decorative fireplace, granite countertops, and a foyer. The pet-friendly building has a live-in super and laundry room. It’s an HDFC co-op with an income limit of $112,080 for one person.
