This apartment is on the third floor and there's no elevator but monthly charges are low and it's a block from the park. Level Group Inc.

This 1,318-square-foot duplex, 264 Cumberland St., #12, is in a landmarked building connected to a neo-gothic church in Fort Greene. The unit isn't within the footprint of the former church so there are no arched windows or stained glass, but it does have a living room with three large windows stretched across the facade of the building.

It also has a large master bedroom at the back with a small private balcony. The unit is offered at $1,380,000, which is just below the current median average of $1,400,000 for similar apartments in the Brooklyn neighborhood.

The entrance to the condo is up three flights of stairs and there's no elevator but maintenance fees are low, at $539, and there's an opportunity for savings with a J-51 tax exemption in place until 2023. The unit opens into the kitchen, which has Bosch stainless steel appliances and includes a dishwasher, microwave, and refrigerator with water filter and ice maker. The countertops are Carrera marble and there's a breakfast bar with a sink and pendant lighting. 

A feature wall in the living/dining room is finished in exposed brick and the unit has Brazilian teak hardwood floors. The unit has central air conditioning with Nest temperature control.

The bedrooms are on the upper floor and have the funky ceilings you might expect from an attic conversion. The master bedroom has plenty of room for a king-sized bed as well as a good-sized walk-in closet. It also has a small balcony overlooking the back of the building.

Both bedrooms face west, which is good for evening light. The second bedroom has both a walk-in closet and some additional storage at the back of the closet.

The upper floor has a full bath with a walk-in shower. There's also a separate laundry room with a Bosch washer and dryer and some cabinets and additional storage units.

The exterior of the building is attractive and amenities include a gym and storage. With no doorman, there's a video intercom for security. The pet-friendly property is within a block of Fort Greene Park, which is undergoing renovation along its northwest corner to make it more accessible.

With trains nearby, it's an easy commute to the city's main business hubs. Designated bus lanes could also make the B25 and B26 buses faster and reduce commute times to Downtown Brooklyn. The layout shows additional storage by the front door.
