Housing lottery launches for 65 rent-stabilized units in Prospect Heights with luxury amenities

Housing lottery applications are open for 65 rent-stabilized apartments at a new development in Prospect Heights. Households that earn $38,538 to $227,500 are eligible to apply, depending on the number of people you live with. Rents start at $962 for a studio.
The elevator building at 880 Atlantic Ave. in Brooklyn has a game room, movie theater, sauna, pickleball court, cold plunge, rooftop terrace and pet washing station. Each household is allowed a maximum of two pets—weighing a total 50 pounds combined—with a refundable $300 deposit. Other amenities include a doorman, gym with a rock climbing wall, yoga studio, co-working space and in-unit washer/dryer and dishwasher.
EMP Capital Group developed the mixed-use project, which will house more than 250 households along with commercial spaces. Issac & Stern Architects designed the 19-story building located on Atlantic Avenue, Central Brooklyn’s major thoroughfare.
The Eight80 development is a five-minute walk from the Clinton-Washington C and A subway stop, or about 10 to 15 minutes from both the Barclays Center and the Clinton-Washington G train.
The apartments are set aside for New Yorkers earning from 40 to 130 percent of the area median income (AMI)—a metric that depends on how many people you live with. Currently the AMI for New York City is $129,600 for a two-person household. The apartments available include studios as well as one-, two-, and three-bedroom apartments.
There are 32 one-bedroom apartments available for households earning from $41,589 to $58,320. The rent for these apartments is $1,013.

The developers have set aside 20 percent of the rent-stabilized apartments for applicants who already live within Brooklyn Community Board 8. Another 10 percent of the apartments will be preferentially given to NYC employees or veterans.
Applications must be submitted online or postmarked no later than May 8th.
