One bedrooms in new developments in the Rockaways for under $2,300

For years, the media has been heralding the rebirth of the Rockaways—a beachfront neighborhood in southwest Queens. Now it seems that aspiration has reached critical mass, with lots of new developments with amenities, ferry access (which can get you to Wall Street in about an hour), and new restaurants, making this very much a year-round community.

A number of high-end buildings have gone up, including The Marcal Group’s One Sixteen, an 86-unit condo complex with a lounge, a 1,200-square-foot fitness center, and a 4,600-square-foot roof deck; and The Tides, a luxury rental building with a pool on the roof, private parking, bike storage, and a clubhouse. A 93-unit rental building is currently under construction at 6804 Tides Rd. and is expected to open later this year.

New bars and eateries have also entered the scene. The Rockaway Brewing Company serves pints in a cool warehouse space in Arverne. And locals buy their coffee and pastries at the new-ish Rockaway Beach Bakery in Far Rockaway.

Locals also enjoy a 45,000-square-foot YMCA that opened its doors in 2014; Edgemere Market, a produce stand connected to a farm in neighboring Edgemere; and the Rockaway Summer House, a retreat center run by monks that offers free meditation, yoga, reiki, urban farming workshops, art programs, and more.

It’s in Wavecrest Gardens, which is located just steps from the beach. Building amenities include a doorman, a children’s playroom, garage parking, a gym, on-site laundry, a live-in super, and available storage. There’s no broker’s fee.

190 Beach 69th St., Arverne

Features of one-bedroom, one-bath units in this building include open living areas, hardwood floors, quartz countertops, soft-close cabinets, and garbage disposals in the kitchen, in-unit laundry, and a free YMCA membership with lease. It’s located in The Tides at Arverne by the Sea. Amenities include free Wifi and cable, doorman, and concierge services, and a dining room with a catering kitchen and bar. Leases start at $2,280.

57-17 Shore Front Pkwy., Arverne

One-bedroom, one-bath units are available in Arverne View, a 13-acre complex with 1,100 residential units and 11 buildings. There are emergency generators, 14-foot barriers at the boardwalk, and the buildings’ mechanical and electrical equipment has been located above the waterlines (this neighborhood, after all, was badly impacted by Hurricane Sandy). There is over 27,000 square feet of retail space and a day care center. Prices for one bedrooms range from $1,673 to $1,857 a month.

One-bedroom units at Ocean Blue Luxury Apartments have granite kitchens with stainless steel appliances and glass tile backsplashes, hardwood floors, Atlantic Ocean views, and in-unit laundry.
