Five Prospect Heights co-ops that are having open houses this weekend

This three bedroom on the 15th floor of a doorman building on Eastern Parkway is beautiful, but it'll cost you.

Late last week we heard from a former Prospect Heights co-op owner whose experience left her scarred for life, and swearing that she will never buy again. The rigors of co-op boards aren't for everyone, as is reflected in the longstanding price gap between co-ops and condos. Still, co-ops can be nice for the right person, and Prospect Heights approaches the convenience of Downtown Brooklyn, but has the trees and prewar charm of neighborhoods further out.

For this week's Crib Sheet, we're highlighting five co-ops in the neighborhood, all of which are having open houses this Sunday.

At 175 Eastern Pkwy, an 1,100 square foot two bedroom, one bath is listed for $949,000. The listing says the kitchen has been recently renovated and has a dishwasher. There is a living room/dining area. The master bedroom has three closets, and the second bedroom has a walk-in. 

The building is prewar, with a weekday doorman, a gym, bike storage, laundry, and an elevator. Maintenance fees are $975 a month.

Nearby, across from the Brooklyn Museum at 135 Eastern Pkwy, an epic three bedroom, two-and-a-half bath is listed for $1.995 million (it's also pictured at top). It's pricey, but the apartment appears to be on the top floor of the 15-story Turner Towers, and it has 13 windows on three sides, offering sweeping views of Brooklyn and beyond. The unit is also pretty, with prewar details, high-end appliances, and granite counters. The listing says it's currently being used as a two bedroom, but could easily be converted back to a three bedroom.

Maintenance fees are $2,359 a month. The building is white-glove and has a gym, a kids play room, and basement storage.

The photos of this one bedroom, one bath at 675 Vanderbilt Ave. aren't great, and at just over 350 square square feet, it's tiny, but the $480,000 listing price makes it the the cheapest one-bedroom co-op in the neighborhood that's currently up on StreetEasy. It's on the top floor of a four-story building steps from the busy commercial strip on Vanderbilt.

The kitchen has a center island with an under-mount sink, built-in wall cabinets, and a dishwasher. The bedroom has pocket doors to save space, as well as ceiling fan and a two-door closet—the only one in the place. $449 a month maintenance.
