Head to South Harlem for a condo that doubles as a townhouse

This triplex, part of a South Harlem development called "Brownstone Lane," lives up to its name: The three-bedroom, 2.5-bath unit is in a standalone townhouse and offers more privacy than the typical apartment. That said, because it's part of a condo development, you gain access to a host of amenities, such as a full-time doorman service, a gym, children's playroom, and that most elusive of Manhattan amenities, garage parking.

Listed by Joseph A. Tuana & Associates for $2.98 million, the home underwent a gut-renovation in 2013, and beyond the classic brownstone facade, the interiors look fresh.

You'll step into the living room via a private entrance; high ceilings and wood floors make the space feel airy and welcoming. The open kitchen and adjacent dining room are designed for entertaining, and well-lit thanks to large windows. The kitchen's large island, pantry, and custom cabinetry leave you plenty of room for cooking, and we especially like the warm tones of the backsplash behind the stove.

Downstairs, the master bedroom comes with a massive closet and additional, attached storage space. The en-suite bath is luxurious, with double sinks, a walk-in shower, and a soothing blue tile backsplash.

The two additional bedrooms are located on the other side of the home, good news if you have kids and want a little privacy. These offer direct access to your slice of the outdoors, a planted garden with more room for entertaining.

The floorplan reveals a laundry room and additional bath on the second floor; the large rec room on the lower level isn't pictured in the listing, but count at least on plenty of additional storage space.
