Saugerties, a town in Ulster County on the Hudson River, is near several state parks and nature reserves. It’s also just a two-hour drive to Manhattan and close to other popular towns like Kingston and Woodstock. 

You can buy a house here for less than other popular Hudson Valley towns: The median sales price is $315,000 according to Realtor.com. There are currently about 120 houses for sale including places closer to the water and some farther out in heavily wooded areas.

It’s not just about the outdoors here. Main, Market, and Partition streets are where you’ll find local stores and eateries like The Dutch, Miss Lucy’s Kitchen, Black-Eyed Suzies, Our Bookshop, and The Well Thrift Shop. Plus Orpheum Theatre and Augusta Savage House and Studio.

The town is also known for Saugerties Lighthouse, listed on the National Register of Historic Places; Ruth Reynolds Glunt Nature Preserve; Opus 40, an art and sculpture garden; Clermont State Historic Site; and parks like Saugerties Village Beach and Seamon Park.
