Want a house outside of New York City with eco-friendly features? These days there are several ways you can find a house with lower energy costs that will help you reduce your carbon footprint.

You can build, renovate, or buy a house with Passive House features like heavy insulation and an energy recovery ventilation system (ERV), to reduce energy consumption. Other features that will keep utility costs down to keep an eye out for include energy-efficient windows, high-efficiency appliances, solar panels, and even geothermal energy. 

There are also developers who are designing entire communities with the environment in mind. For example in Livingston Manor, New York, The Catskill Project will be a 90-acre, carbon-neutral community with 11 custom-built houses with Passive House features. The development’s first house was recently completed. 

You can use keyword searches like “eco friendly,” “energy efficient,” or “geothermal” on sites like Zillow and Realtor.com to find these houses. Some brokerage sites like Sotheby’s have specific eco-friendly search filters. There are also sites like GreenHomesForSale.com that only advertise these types of properties.

To help with your eco-friendly house search, here are five houses that fit the bill within two hours of NYC. 

8 Pencil Hill Rd., New Paltz

This three bedroom, three bath is listed for $795,000.
