In the market for a two bedroom in a doorman building in Manhattan, but don’t want to spend more than $2,000 a month on maintenance? Of course, to anyone outside of New York City, that number might seem outrageous, but here in this expensive city, it's actually something you need to put on your wish list. Fortunately, there are some options out there.

Before you embark on your search, it’s important to familiarize yourself with the concept of net effective maintenance, which adjusts the maintenance fee up or down depending on whether or not a landlord is making a concession, or if the owner is paying extra for an assessment.

Here are five two-bedroom co-ops that fit the bill.

360 West 22nd St., #10L, Chelsea

This 1,100-square-foot, two-bedroom, one-bath co-op (also shown above) is listed for $1,600,000. Features of this corner apartment include a large open plan living/dining area that can fit a full dining table and chairs, a windowed kitchen with oak cabinetry and quartz countertops, French oak wide plank flooring throughout, and tons of built-ins for storage.
