Highgate, a 252-unit doorman building with a concierge and roofdeck in Carnegie Hill at East 95th and Third Avenue, is anteing up one month free and will pay your broker's fee. The apartments sport new kitchens and baths, the building has a 24-hour concierge, garage and a rooftop sundeck. Three one-bedroom units are available, ranging from $2,475-2,595, and one two-bedroom unit is priced at $3,195. The units are small, but the price seems to reflect the size.
Meanwhile, down at 240 Central Park South between Sixth and Seventh Avenues, you can get one month free on five studios ranging from $2,650-2,950--not cheap for studios, but for some the location is prime, plus the apartments have hardwood floors, new kitchens and baths, good closets, and pre-war charm (two even boast fireplaces). The 325-unit building has a fitness center and a sundeck, but canines are not welcome.
No-fee apartment search site UrbanEdgeNY informs us that a pet-friendlier domain, Stuyvesant Town, is offering one month free rent. The sprawling complex, running from 14th to 20th Streets and from First Avenue to Avenue C, is amenity rich (although many perks, such as the fitness center, come with a fee). One bedrooms start at $3,006, two bedrooms at $3,584 and three bedrooms at $4,528. The apartments are renovated, and someday in the near future you might be able to purchase the unit.
