This spruced-up Upper East Side rental is in a central location, and comes with incentives

The Upper East Side is getting renewed attention these days, thanks to the opening of the first three stations of the Second Avenue subway. This three-bedroom, two-bath rental offers easy access to both the new stop at 86th, and the Lexington Avenue line. It's also a mere three-block walk to Central Park and the Met, not to mention all the shops and restaurants along 86th Street. Plus, a recent gut-renovation has left the space sleek and spotless.

The unit is listed with Citi Habitats for a reasonable-sounding $4,200 per month, though note that this is the net effective rent with two months free on a 13-month lease, which means your actual monthly payments will be closer to $5,000. The deal is slightly sweetened, though, by the lack of a broker fee.

An extensive revamp has left the space bright and clean, though you'll still find charming prewar touches (the building dates to 1920) in the apartment's crown moldings and high ceilings. The living area (see main image) has an unusual shape that could facilitate you creating a distinct dining area, and the separate kitchen has been stocked with new appliances—including a dishwasher, washer, and dryer—and subway tile backsplash.

The listing notes that each bedroom is roomy enough for queen-size beds and additional furniture. They all look refreshed, with new blond wood flooring, mill work, and multiple exposures, though the views don't seem too expansive. We like the final one pictured here, with its exposed brick wall and big closet.

The bathroom pictured here, one of two, features more of that classic subway tile, plus updated cabinetry and fixtures. The building itself offers little in the way of amenities, but remember that here, Central Park is practically in your backyard, and you have your choice of subways to get you around Manhattan.
