If you’re looking to buy an affordable house and have the freedom to live anywhere in New York, (and brutally cold winters don’t bother you) check out Buffalo. It’s the most affordable housing market in the state based on median income, sales prices, and local taxes, according to RealtyHop’s housing affordability report.

Buffalo is also the second-largest city in the state (after New York City, of course) so you can save a lot of money without giving up the perks of city living. It has museums like Buffalo AKG Art Museum (reopening in 2023), Burchfield Penney Art Museum, and The Buffalo History Museum; green spaces like Delaware Park and Broderick Park; and neighborhoods like Downtown Buffalo and Black Rock where you’ll find trendy bars, eateries, and stores.

When it comes to buying a house, the median sales price is currently $225,000 according to Realtor.com. You also have many options because there are 250 houses for sale right now. There are also over 530 apartments and houses for rent if you want to test out the city while you look for a house to buy.
