Apartment hunting in Brooklyn? You might want to check out Crown Heights, which has a lot of new residential development these days, with the completion of several ground up and newly renovated buildings. And prices there are lower than in neighboring Prospect Heights, a popular neighborhood that like Crown Heights hugs part of Prospect Park.

Along with new residential buildings—including luxury condo buildings like 111 Montgomery and rentals like 409 Eastern Parkway and The Olmstead Luxury Residences, there are new restaurants and stores opening their doors along the main drag, Franklin Avenue. And there are some great destinations here: Institutions like the Brooklyn Museum, and the Brooklyn Botanic Garden straddle the border of the two areas, and the Brooklyn Children's Museum, located in Crown Heights, is another favorite for families.

Other new developments here include The Museum House, a condo building with amenities like a common roof deck, private parking, and a creative space for children, and rental buildings 341 Eastern Parkway, 505 Saint Marks Avenue, and The Dean.

As for restaurants, newcomers include Screamer’s Pizzeria, a vegan pizza joint with another location in Greenpoint, and the newly opened Bar Meridian from Seth Geyer. Also set to open later this year is Rangoon, a Burmese eatery from Chef Myo Moe.

“Crown Heights is morphing into the new go-to destination thanks to all of this, as well as its opportunity to find homes for purchase at a greater value,” says Christine Blackburn, an agent at Compass.

She’s leading sales at 111 Montgomery, the area’s first, full-service condo building. Pricing for the building’s 163 units starts at $499,000. “We are seeing a lot of interest from people who are currently renting and realize they can own a home starting under $500,000 in the heart of a great neighborhood,” she says.

It’s in a co-op building with laundry in the basement. Maintenance is $760 a month. No dogs allowed.

The asking price of this one-bedroom, one-bath co-op recently dropped by $15,000 and is now $495,000.
