There’s something amazing happening in Hoboken. Savvy observers have watched a renaissance at the Hudson Tea enclave, as it has been transformed from the industrial headquarters of Lipton Tea into a vibrant, residential community bursting with restaurants, cafes, shops, and parks. The Hudson Tea community tastefully blends a reverence for its rich history with a modern dynamism to create an authentic and exciting 21st century neighborhood.

The ultimate expression of this sensibility is 1425 Hudson Street at Hudson Tea. This waterfront condominium, designed by the local architecture firm Marchetto Higgins Stieve, interiors by INC Architecture & Design, and developed by Toll Brothers City Living, has 12 floors and 99 spacious condominiums in a dozen different open-layout floor plans. When completed, it will be the crown jewel of Hudson Tea, the crème de la crème of the master planned community created by the urban arm of Toll Brothers, Inc.

Toll Brothers built its reputation with high-quality luxury residences in the most dynamic urban markets in the nation. 1425 Hudson Street at Hudson Tea is poised to join that list, a sophisticated and energetic condominium at the intersection of accessibility, tranquility, and activity.

Synthesizing a rich history and an exciting future

1425 Hudson is an outgrowth of how residential living has evolved on Hoboken’s Hudson waterfront over the years. Previously, the area was utilized by Sir Thomas Lipton, who built a manufacturing plant there and established it as the American headquarters of Lipton Tea. From 1919 to 1963, vessels from all over the world docked there (it has always been a hub of international activity).

When the area was transformed into a residential neighborhood decades later, droves of single people and young married couples flocked there. They matured, started families, grew wealthier, and the area grew alongside them, responding to the evolving market.

Toll Brothers has developed multiple properties in Hoboken, including 1400 Hudson, which sits across the street from 1425 Hudson, and Maxwell Place. Toll Brothers has also sponsored numerous developments in other urban centers, namely New York City, Philadelphia, Washington D.C., and Jersey City.

1425 Hudson Street is the ultimate expression of this long-term project. A brick podium rising four stories nods to the area’s industrial roots; it is topped with a sleek glass-and-steel tower epitomizing the neighborhood’s bold, modern spirit. The interiors are spacious, and for the first time, four-bedroom condos are available for purchase.

Living the dream in the Hudson Tea community

All homes at 1425 Hudson feature oversized windows, open layouts, hardwood floors, a washer/dryer, and roomy closets. Some come with private balconies or terraces that act as extensions of the interiors, with disappearing glass doors. Kitchens feature cabinets of oak and blackened metal, Quartz countertops, and Thermador appliances, while the bathrooms—equipped with double vanities Quartz countertops, Kohler fixtures and honed limestone floors—project spa-like serenity.

Just as important is the sense of community. With just 99 residences, 1425 Hudson is a boutique building, the kind of intimate environment where the on-site staff are personally familiar with you, and where you are friendly with your neighbors.

Inviting common spaces include a 24-hour attended lobby and a magnificent rooftop, with amenities like a fireplace, barbecue grills, swimming pool, and Manhattan views. The Hudson River promenade is just steps away, with bike paths, water sports, and athletic fields to enjoy.

At the epicenter of a vibrant urban environment

Whether you commute to Manhattan, further into New Jersey, or just want to explore the neighborhood, the location can’t be beat. One block over is the ferry to Midtown and World Trade Center, while a complimentary shuttle bus provides convenient access to the Hoboken transit hub, home of the PATH train, NJ Transit, and multiple bus routes. You can get from your front door to midtown or downtown Manhattan in little more than 30 minutes.

1425 Hudson Street is now selling, and going fast. For more information, go to 1425Hudson.com, visit the sales gallery at 1450 Washington Street, or call 201-795-1960.
