Take It Or Leave It

A Hamilton Heights "three-bedroom" with a price tag that's hard to beat

The first thing to know about this  $2,000 Hamilton Heights "three- bedroom" is that it's really more of a two-bedroom with an office, since there don't seem to be any windows in that third room. But even so,  the apartment's very reasonably priced, considering the median rental price for two-bedrooms in the area sans office is $225 more.

Of the true bedrooms (those with windows), it looks like one is significantly bigger than the other, which means if you've got roommates, you'll need to think of a fair way to split the rent

The building — a pet-friendly, five-story walk-up — is just a couple of blocks from the B and C train at 155th Street.

So is it worth considering?  I asked our veteran renters, including RentHackr founder Zeb Dropkin and freelance writer Lambeth Hochwald, to join me in weighing in on this week's Take It or Leave It.

Size: 3-bed, 1-bath
Location: 28 Saint Nicholas Place (between 151st and 152nd)
Cost: $2,000/mo
Flexible layout: Yes
Days on the market: 4
Subway: B, C to 155th Street

Pros and Cons:

"This is a no-frills apartment in a walk-up building — presumably it's on the second floor because it's Apartment 2A — but it's a pretty great deal for a two-and-a-half bedroom. (Let's call it that, shall we?) And the kitchen looks rather spacious. Plus, I've always loved the brownstone-Brooklyn vibe of Hamilton Heights." - Lucy

"A more affordable deal will be hard to find. But beware of the tradeoffs with small bedrooms, one shared bathroom, and living way way uptown." - Zeb

"If you can live with what appears to be mustard walls and dearth of windows in this "three-bedroom," this gut-renovated place could be quite the steal. A great kitchen backsplash only adds to the appeal." - Lambeth

Who would this apartment be perfect for?

"Two roommates, or even a couple with a baby that want to use that third "bedroom" as an office." - Lucy

"Two or three roommates on a strict budget hustling to make it in NYC would be well served by this location." - Zeb

"A young couple who have long been jonesing to try out life in Sugar Hill/Hamilton Heights." - Lambeth

The Verdict(s):

TAKE IT "It'll be hard to beat the price and as long as you're not looking for any extras, this place appears to have good bones, as they say." - Lucy

TAKE IT "It's hella far uptown, but still just 30 minutes to Union Square thanks to the magic of express trains. If you can handle 151st Street, this is a super affordable spot." - Zeb

TAKE IT "Provided it’s not too noisy and the rest of the building is as tidy as this unit. Could that be the reason the price of the place was reduced?" - Lambeth
