StreetEasy’s Most Wanted: Co-ops that DO welcome pied-a-terres, investors, and a little help from mom and dad

Whether you’re looking to purchase your own home or have parents do it for you, take close notes on this roundup of StreetEasy’s Most Wanted--the 10 apartments StreetEasy users saved to their folders more often than any others this week.

Investors, pied-a-terres, guarantors and parents buying for their kids are all permitted at this $495K one-bedroom co-op at 316 Mott Street. Raw roof space is also available for an extra charge if you have dreams of outdoor access. The unit is located between Bleecker and East Houston, prime NYU territory, and the six-flight walk-up is on the extreme side.

A pet-friendly $620k one-bedroom co-op on Horatio Street is in a building with no underlying mortgage ($720/mo maintenance fee), and is open to parental purchasing, pied-a-terres and unlimited subletting. A washer/dryer takes some of the bite out of the four flights of stairs you'll be hoofing each day. Three south-facing windows overlook townhouse gardens, and the building has a common garden. There's a chef's kitchen, too.

Other apartments in this week's most-wanted come with the usual restrictions. Parents can't help out with the $499k two-bedroom co-op on the corner of Saint Marks and Underhill Avenues in Prospect Heights. The top-floor walk-up apartment is move-in ready with a renovated bath, and both bedrooms have closets with built-in organizers for the OCD in us all. Good news for parents, besides the washer/dryer: there’s a communal garden for playtime and storing awkward strollers. And it’s got grills for barbecuing, too.
