The StreetEasy Hot Dozen: 12 rentals that may or may not be available by the time you read this

It's the first of the month, which gives any renter a bit of negotiating power. Asking prices on some apartments featured in this week's Hot Dozen -- the most popular rentals on Streeteasy.com -- have been reduced over the last few days.

This bright Chelsea 1-bedroom with an eat-in kitchen dropped to $1,850 from $1,937/month overnight, and is hosting an open house tomorrow. In Lenox Hill, this pre-war 1-bedroom slid to $1,425 from $1,550 last week, and on the Upper West Side, a spacious 3-bedroom listed at $7,750/month, is down $250 from earlier last month.

Don't miss other highlights, like a very honest posting for a Lincoln Square studio "so small you can't gain weight once you move in," but recently renovated and "in the heart of the Upper West Side." Then get to it. Your early month negotiating window won't last forever.
