All buildings undergoing major roof renovations are now required to install solar panels, green roofs, or some combination of the two in order to comply with NYC’s new green roof laws. The changes mainly affect new construction but if a building is being expanded to include new floors (like a penthouse addition), or the roof is entirely replaced, the renovation will need to meet the new requirements.

Cap rates (aka capitalization rates) are used to calculate the rate of return on your property investment. To calculate, take a building's net operating income and divide it by what you would pay for the property. Cap rates are consistently low in NYC, around 2 or 3 percent, because apartments here are notoriously expensive and buyers often need financing in place (which eats into your profit margins), and taxes are high.
