A Brooklyn duplex condo with a backyard, for under $1 million

This duplex one-bedroom, one-and-half-bath condo comes with a spacious backyard and rec room, and sits just on the Bedford-Stuyvesant side of the Bed-Stuy-Clinton Hill border, a short walk from the G train at Classon Avenue. The apartment, one of four in a newly condo-fied building, is listed by Douglas Elliman for $949,000. The price is below the median condo sales price of $1.15 million for the area from Windsor Terrace to Clinton Hill, as of the most recent Douglas Elliman market reports, but above the $728,636 median for East Brooklyn, including Bedford-Stuyvesant. Its price per square foot is considerably lower than average: $774 compared to the Brooklyn average of $1,118. In other words, here you'll get a little more space for your buck than you might elsewhere in the borough.

On the upper level, an open living and dining area is brightened by large windows. The oak flooring and bright white walls reflect the new renovation—the building was converted from a townhouse to condos this year. Sliding doors open directly onto the backyard, and the open kitchen is equipped with Bosch appliances (though note that the kitchen is not pictured in the listing, which might mean it's tiny).

The bedroom faces the mostly residential block, and includes a closet that runs the length of the wall. Another closet is just outside in the hall, as is a full bath with a soaking tub and very modern-looking toilet.

On the lower level in a sub-basement is the rec room, which could be configured as a guest room. There is a half bath here, but no closets. There's also a washer and dryer, which is something to take into account when considering putting a bed in here. The backyard is described as 745 square feet, with plenty of potential for landscaping and outdoor entertaining.

The unit has central air and heat, and the building has additional storage and a shared roof deck. Plus, there's a 15-year tax abatement in place that brings total monthly charges down to $697.
