At 284 square feet, to call this studio co-op in Central Harlem small is an understatement. But for a comparatively modest $1,150 a month, this apartment’s got a lot going for it: hardwood floors, south-facing windows, and a separate kitchen with decent counter space, new cabinets and—from the look of the photograph—enough room for a small table or a stand-alone kitchen island and some bar stools.

A short hallway lined with a pair of closets leads into the main room, so the front door doesn’t open directly into the living space (a pitfall, in our experience, of many studios). The bathroom looks to be in good shape with fresh tile and spotless fixtures.

A top floor location and the multiple windows will make for some good natural light. What’s more, the neighborhood is hopping (the restaurants Red Rooster, Sylvia’s Corner Social and Jacobs are just a few blocks away) and it’s close to half a dozen subway lines. On the down side, it’s a fourth-floor walkup and pets are prohibited.

Something to keep in mind: The apartment’s been on the market for over three months and seen the asking rent drop three times from an initial offering of $1,700, according to StreetEasy. On the plus side, the landlord is described as “motivated,” and may be ready to bargain; on the downside, there may be a very good reason this place hasn't been snapped up yet that's not obvious from the listing.
