Apartment #31D has just been listed at The Forge, a 38-story rental tower at 44-28 Purves St. in Long Island City. The two bedroom, two bath comes with access to amenities as well as several concessions that might make the location near the Sunnyside rail yard more livable.

The unit is listed for $4,084, the net effective rent for a 27-month lease, which includes three months free and no broker’s fee (meaning the actual rent is closer to $4,600). The 2017 building features an energy-efficient design that reduces electricity expenses for each apartment, according to the building's website.

The apartment has KitchenAid and Bosch appliances and a Bosch washer and dryer. It also has white oak floors, quartz kitchen countertops, wood and back-painted glass kitchen cabinetry, and modern bathrooms with quartz countertops and mosaic penny tile.

The double-height lobby is accented by raw wood, blackened steel, metal screens and glass. Overlooking the lobby is graffiti salvaged from the building site.

A security deposit of $1,000 is required and there is no fee for pets. A 13-month lease with one month's rent free is also available.

The building is four blocks from the G train as well as the 7 train at Court Square, which is a short ride to Manhattan. The E, M and R trains are five blocks away at Queens Plaza.
