Welcome to Brick Underground’s sponsor apartment pick of the week, where we feature a co-op for sale by the owner of the building. You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. In exchange for the condo-like ease of acquisition, expect to pay a bit more than a regular co-op, but considerably less than a condo. This two-bedroom, one-bath sponsor co-op, 624 West 207th St., #44, in Inwood, is listed at $525,000, a slight dip from the neighborhood’s median for two bedrooms, which is $549,000, according to StreetEasy. Maintenance isn’t too bad either—$840 a month. 

The apartment was recently renovated and features south-facing windows; wide plank hardwood floors; new baseboards, doors, trim, and crown molding—plus recessed LED lighting. There’s an in-unit washer/dryer and four generous closets. 

Located in a five-story walk-up that was built in 1916, there’s a total of 20 units. The lobby is an interesting mix of exposed brick walls, crown molding, and mosaic tile floors. Amenities include a live-in super, bike room, gym, storage lockers, and a private greenspace (which apartment #44 overlooks). 

Apartment #44’s living room has a modern ceiling fan, south-facing window, hardwood floors, and crown molding.

The bathroom has marble floor, subway tile walls, chevron floors, and chrome fixtures. The washer and dryer are near the bath.

Both bedrooms are windowed and have a large closet.

The building’s garden has greenspace with seating.

The apartment is a half-block from the A train and three blocks from the 1 train. Inwood Hill Park is a three-minute walk and Fort Tryon Park is about a 15-minute walk away. Nearby eateries include Guadalupe Restaurant for Mexican fare, Bocaditos Bistro, and bakery CHOCnyc.
