You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. There's a monthly assessment of $105.35 until December 2020, which is most likely helping pay for the new elevator that was recently installed. The buyer of #6H will also be responsible for paying transfer taxes of 1.4 percent of the contract price and the sponsor's $3,000 legal fees. Monthly maintenance is set at $716. 

Located in a six-story building built in 1928, there's a total of 48 apartments. Amenities include an elevator and live-in super while the lobby is equipped with security cameras and the front entrance is accessible by an electronic key fob. Be warned: There's no laundry in the building and a washer/dryer is not permitted in the apartment, per the listing. Sublets are allowed after two years for a fee.
