A renovated UWS two bedroom with dining space, no board approval required

Welcome to Brick Underground’s sponsor apartment pick of the week, where we feature a co-op for sale by the owner of the building. You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. In exchange for the condo-like ease of acquisition, expect to pay a bit more than a regular co-op, but considerably less than a condo. This newly renovated co-op, 65 West 95th St., #9A, on the Upper West Side, is on the market for $1,395,000 and has two bedrooms, both with en suite baths. There's also a half bath and a dining area. It's priced below the current median of $1,795,000 for two bedrooms in the neighborhood, according to data by StreetEasy. And you won't have to take your laundry to the shared facilities in the building because there's a washer/dryer in the unit. 

The amenities in the prewar building include a doorman, live-in super, a roof deck, shared laundry facilities as well as bike and storage areas. The monthly maintenance is $2,046.

The kitchen is galley-style with plenty of cabinets and countertop space. The color of the Shaker-style cabinets ties in with the backsplash and complements the stainless steel appliances, making the renovation look well thought through. A pocket door leads between the kitchen and the foyer. The washer/dryer is installed next to the refrigerator.

There are oak hardwood floors in the apartment, and the kitchen is partially open to the dining area. The door to the left of the kitchen is the half bath. 

The master bedroom, just off the living room, has double closets and enough room for a king bed. Like the living room, it faces southwest, one of the best orientations for natural sunlight. 

The second bedroom is off the dining area and has lots of closet space and a wall of windows.

The apartment is less than a block from Central Park and is a short walk from the 96th Street subway for the B, C, 1, 2, and 3 lines.
