A renovated two bedroom in Lincoln Square for $1,970,000, no board approval required

Welcome to Brick Underground’s sponsor apartment pick of the week, where we feature a co-op for sale by the owner of the building. You do not need board approval to buy these apartments, they are often newly renovated, and they typically require a down payment of only 10 percent, versus the 20 to 25 percent that most co-ops demand. In exchange for the condo-like ease of acquisition, expect to pay a bit more than a regular co-op, but considerably less than a condo. This two-bedroom, two-bathroom apartment, 344 West 72nd St., #1106, is offered at $1,970,000 and is in The Chatsworth, an impressive Beaux-Arts building in Lincoln Square. Constructed in 1904, the facade has intricate stonework and was land marked in 1984. 

The building has been fully remodeled and there are 58 units with one to five bedrooms. Luxury amenities include a concierge, live-in super, children's playroom, gym, media room, and a package room as well as storage. That means monthly maintenance is a hefty $2,053 but the apartment is priced below the current median sales price of $2,192,500 for similar sized units in this UWS neighborhood. 

The shared playroom includes a pool table, foosball, and a movie screening room. The lobby has the original hand-carved walnut paneling and ornate plaster ceilings. There's also a library and business center off the lobby. 

Dark wood flooring has been installed in a herringbone style in the kitchen and living areas. The kitchen has lacquer-finished cabinetry, polished gray quartzite slab countertops and backsplash, and stainless steel Wolf, Gaggenau, and Miele appliances. 

The kitchen is open to the living room and the windows overlook the side of the building, possibly minimizing street noise but not making for a great view. 

The master bedroom has two windows, a walk-in closet, and an en suite bathroom. 

The second bedroom has a double closet. The listing photos suggest a double bed in this room would be tight. 

The master bedroom's en suite bath has a shower and double vanity with marble tile and countertops. 

There's a second bathroom with a quirky tub. 

The apartment has windows on three sides. There's additional closet space by the entrance as well as a washer/dryer in the unit.

The pet-friendly building is close to Riverside Park and new facilities with improved bike and pedestrian pathways are coming to the southern part of the park in the coming years. It's a short walk to the 72nd Street subway stop for the 1, 2, and 3 lines and the station has an elevator so it's accessible for those using wheelchairs and strollers.
