Why you should buy my apartment: Rush hour doormen, banana bread, and more

Apartment listings can tell buyers all sorts of useful things: The maintenance, the number of bathrooms, the brand of fridge, the square footage (maybe). But they invariably leave out the stuff that has to be lived-in to be appreciated--which, from the seller's perspective, is a bit too late.

We asked the owners of this Upper East Side convertible-two bedroom, on the market for $669k, to list the less-obvious upsides of their apartment....Here's what they said:

  • Not one but two doormen during evening rush hours. Better service than any Four Seasons. 
  • Our neighbor is an expert baker and the halls often smell of homemade banana-walnut bread. And sometimes a loaf appears at our door. 
  • Thick pre-war walls so neighbors are only seen and not heard. 
  • Quiet tree-lined street is one block from cross-town bus and two blocks from subway--you will cut your taxi bills in half 
  • 52 steps to Crumbs. 
  • The weekend doorman insists on calling us Mr. and Mrs. even though we've told him for 8 years to call us by our first names. 
  • S'mores taste better in the ornately carved fireplace that we restored with q-tips and toothbrush. 
  • The hallway closet is so large that we considered using it as a nursery for our second child, but couldn't stand the thought of ripping out the custom closets. 
  • No worries about who's bringing the chinese, or pizza, or.... Delivery men are escorted to door by porter who operates service elevator. 
  • Hand-painted ceiling lobby is the closest thing to the Sistine chapel this side of the Atlantic. 
  • Not thinking twice about putting AC on high during August heat spell. Utilities included in maintenance!
  • Only three other apartments on the landing means Park Avenue privacy at one-tenth the price. 
  • Never risk getting bed bugs at the movies again. This apartment is wired for surround sound.
