Longing for a doorman? Cherchez le condo

If you're looking to buy place in a doorman building right now, you may want to think condo, suggests broker-blogger Malcolm Carter after performing some number-crunching gymnastics. Examining active listings in neighborhoods that represent the "core" of Manhattan (Upper East Side, Upper West Side, Midtown East and Midtown West), he finds that fully 86% of buildings with apartments for sale have doormen and/or concierges. Fifty-eight percent of those doorman buildings are condos,  36%  are co-op and 6% are condop.   Why the skew? Carter theorizes that developers are more prone to piling on the white glove touches in order to stay competitive.
