If you’re looking to rent an apartment in Manhattan, it’s still a good time to find a deal because landlords continue to offer generous concessions on top of a lower-than-usual rents.

Winter is typically the slowest time to rent an apartment, but this year the calendar is different because of the spring shutdown, and if you are willing to make a move right now, you will have more options than usual. There are lots of vacant apartments and landlords are eager to fill them now rather than risk them sitting empty for a month or two. 

However you should also keep in mind that competition for apartments is starting to ramp up again. The borough saw an increase in signed leases in November because of renters looking to take advantage of concessions and cheaper apartments, so you should act fast if you find something you like.

No-fee apartments, where the landlord pays the broker fee for you or the management company rents directly to you, are more widely available: This winter, nearly two-thirds of leases come with a concession. There are currently 6,599 no-fee one bedrooms in Manhattan with listed on StreetEasy. And, apartments that come with a free month (or more) are also available in Manhattan: There are currently 146 listed on StreetEasy if you search for “one month free.” So, if you’re looking for an apartment in Manhattan with the combination of the two, you’ve got some options.
